Come backs

After a trail happens, we have a choice.......
1. Do we allow ourselves to wallow in our self-pity and continue to make excuses for all the reasons something didn't work out?
2. Or do we step up and allow ourselves a Come Back, do we truly take a step back and see what it is that we could have done better or different?
I believe people who want growth in their lives choose #2 no matter how hurt they are, angry they might be, frustrated with what happened! Because they want to make sure they never end up back in that same situation again.
Yes, I realize I could have made different decisions and what am I going to do to make it better now! In my situation, I know I went through my "usual" routine and ignored the signs that my client was not building trust in my efforts, regardless of how I felt or viewed the situation, my job is to make a relationship and with that come to the responsibility of creating a foundation which every relationship requires.
I need to spend more time working on foundations and what is inclusive in a foundation?
1. trust
2. reliability
3. respect
4. honesty
5. communication
I firmly believe these things cannot be developed in 1 meeting and an hour of my "real estate spiel." Anyone can make buying and selling a house sounds so appealing, how could you say no!  
The five things listed above are not just for a business relationship but any relationship. Without these things, people question our authenticity and if we are holding up to our end of the bargain!
We all deserve these things as well. They are what creates a great friendship, marriage, business partnership without these; we have nothing to build from leaving our relationships to crumble.
Moving forward I am going to shift my perspective and focus on this five things before ever stepping into a relationship that I want to last. I am bothered when I have let people down in my life, and I strive to meet everyone's needs, I realize that at some points that is not possible and I will fall short in areas, but I need to be able to look back and say..... I have done everything I could have done to provide this relationship what it is necessary from the beginning.

FIRED!!!!

NO one ever wants to hear those horrific words, but sometimes things happen in life that we don't want, are not ready for, and yet we need them to happen anyways.

Today I was FIRED from my first ever client. I am still trying to wrap my head around exactly what happened and why. I may never understand the entire picture as we so rarely do and yet here I am trying to piece together the puzzle not even knowing if I have all the pieces.

I know the first emotion I felt was anger like I wanted to defend myself and prove to my client that I know how to do my job and even though everything didn't work out exactly the way we planned that I had held up to my end of the bargain. However, that is not what I did, I swallowed my pride (which is always a tough thing to do) and I accepted failure. I looked it in the face and said okay today is the day that I take it on and embrace it. It didn't make it hurt any less it just made me able to see that I always have room for improvement in all aspects of my life.

Failure can be an amazing thing once you have had time to pick yourself up and dust yourself off and have a little self reflection. A lot of growth can occur and change can bloom. I am very hopeful these things will happen during this time of dusting myself off.

I do realize I have this very strange job and each person views the industry I am in differently, I never know what the person I am speaking with feels about people in my industry as sometimes deals go south even though an agent is working their tail off and other times people just get a bad apple. I do know that we all love when a deal works out seamlessly.

The hardest part of my job is earning a persons trust, every person gives trust differently and to figure out how to meet a clients needs just the right way and still do my job can be challenging.

So, out of my failure today I realize a few things.......
1. I can not be a people pleasing agent
2. I am the professional in this industry
3. I need to have better boundaries
4. I need to work harder to solve issues

Ironically, these things I realized have more to do with my personal life than my professional. I have noticed for most people their personal struggles always seem to rare their ugly heads at the most in opportune times. Like while on a job! YIKES!

I believe all of this realizations I had today leads back to a lack of respect I require for myself. So, moving forward I know that as an individual I need to focus more on that and less on other things. As I believe if I have my priorities in order everything else will follow.

Somethings in life are out of our control and that's just life. We don't control others, we can't control the universe, and we sure don't control God ans his plans. We can control us and how we react.

I know God has a purpose in all of this and I am moving forward trusting his plan for my life and his plan to help me grow into a better version of myself so that I can be a better agent to my clients and provide

State Relocation

In January of 2017 I  got this crazy wild idea (pretty sure God gave it to me) that moving to Arizona would be a wonderful life changing experience. Boy was I right!

We relocated in January 2018 to Arizona where I am set to open a new office location for my current real estate company. Never in my life would I have expected it to be as challenging as it has been. I made the mistake of assuming that things in all states work the same which is so far from the truth.

We left a church that we loved and it has been so difficult to find one that works similar and has programs like the one we came from. That's probably the biggest missing link in our lives currently, beside that fact that I can't practice real estate in Arizona yet. I promised myself after real estate school in Colorado and struggling to complete that I would never put myself through it again and yet here I am.

We have been here for about 6 months with no real estate income....... talk about a tough transition in a new state with new rules. We came under the impression that we were closing on a house that ended up falling apart and we had to find a rental to move into asap. This house has been such a hot mess!!!

- NO GAS (heat, hot water, stove)
-GROW HOUSE
-BED BUGS

We have however made it through the storm and we are now on the up and up or so we hope! God has continued to keep us strong throughout this time and I am excited to begin this new adventure of selling real estate in 2 neighboring states. I am hoping that I can service anyone needs from Snow Birds to Outdoors men and women  to find their dream properties and enjoy anything in-between.

I never thought I would ever leave Colorado but I am loving the weather and atmosphere in Arizona and can't wait to help others achieve their dreams of enjoying both states as well!

Is For Sale By Owner a good idea?

I am going to pick on For Sale By Owners or as we call them FSBO! The people that take this on are courageous in their efforts to save money but is this the best idea? 

I am all about DIY projects! I love watching YouTube and taking on the challenge of new projects but I don't feel that selling your home falls into a project category and here is why....... Its like showing up to a knife fight without your knife! 😨

The market is an ever changing beast and to price your home correctly you need to have some knowledge of the market trends for the area. You can not gain this from looking at Zillow or any other site that is similar. A majority of people fall under the false pretense that these websites have all the up to date information.  I have rarely seen a FSBO priced appropriately appropriately for the market and neighborhood trends. Yes, when I see a new FSBO I take the time to check! 😉  

There are 4  essential parts of marketing that really attract a customer to anything that is for sale.....

1. How does it look?
2. How well is it priced?
3. How visible is it to its market?
4. What is being offering the buyers agent?

A typical FSBO owner has taken their own home photos and the pictures don't do the home justice. There is some skill that goes into taking a picture of a boxed shape room and making it look inviting and spacious and warm. 



A typical FSBO owner bases the price of their home on the top sale for the area and ALL owners believe their home is the best on the block even which that is far from the truth. Leaving their home on the market for a substantial amount of time, which statically lessens the desirability of the home. Yes, people want what others want. When your home has been for sale for along time people start to wonder what is wrong with your home? There has to be a reason i ts not selling. 


A typical FSBO owner only has so much reach when it comes to getting their homes in front of potential buyers. Its not as easy as you might think to advertise your home. Most agents spend a large sum on advertising per year to help get exposure, agents also have the ability to reach 30,000 plus agents with your listing that might have more than 1 client who might be interested. 

A typical FSBO owner not only is not being represented by an agent they also offer a lower commission to the buyers agent leaving the buy to make up the difference. Part of the buyers contract states in some cases that the buyer will pay the broker if the seller does not. As a buyer knowing you might have to pay your broker extra money for the FSBO when the same house is for sale down the street leaves your home less desirable. 

There are many other factors that come into play when not using an agent but I felt like these were the top priority. 

Once an offer is made the seller has to figure out how to get all the documents together and pay a higher fee for closing documents to be prepared. At the end of a typical FSBO the owner has mad less money than they would have if they had hired an agent.

How to pick a Real Estate agent??

Have you ever wondered if you're picking the right agent to help you sell or buy? I read tons of articles and hear lots of different ways for potential buyers and sellers to select an agent. Heres the skinny on agents and the differences........ PERSONALITY that's it!

We have all been through the same training, have the same law binding documents we are required to use and the same pool of homes/people to pick from. So, does it really make a difference how many homes an agent has sold? Does it really make a difference if they work for a LARGE company name?

In my opinion, you can have the agent with the best sales qualities, most experience, and a large name company but if your personalities don't match you will walk away feeling USED like you were just another sale, a different dollar sign, and have a yucky taste in your mouth about ever buying or selling again.

Buying and selling homes is a stressful time for anyone with any agent. Nobody can take all the stresses away because there are no guarantees in real estate. No agent can promise a purchase price, or how many days on the market. Everything we do is based on market analysis, we can make educated guesses and if we know the market for the area we can come very close, but we have no idea who is going to walk into your home or what their specific needs are.  We also don't know anything about the functioning of the home besides what you have told us or whats disclosed by the other party, which leave room for things to come up during the home inspection. There are so many stages of buying and selling that have to come together for everyone to walk away happy.

Based on the information above and knowing that a deal can fall apart even when you have worked very hard and been very diligent what makes a good agent?

1. An agent that understands you and your needs
2. An agent that's available
3. An agent that wants to become a resource for you now and in the future
4. An agent you feel comfortable asking questions to and being yourself around

Yes, there are other things that agents need to be successful in the industry but if your agent is lacking these essentials regardless if how your real estate transaction goes, you will be left feeling used.

Buying and selling Real Estate is a HUGE monumental milestone in life and it should be remembered as a wonderful experience even if it's not a smooth transaction and there are bumps along the way. I think you should also walk away with a new friend someone who cares about you and your home that will be available for a lifetime of questions and concerns.

Year of Change

Hey All!

It's been a while since I have written anything so I figured what better way to jump back into it than to add Blogging to my year of change!
The best way to change is to become uncomfortable and stretch your limits. This year I want to maximize my potential as an agent and really become a resource to my clients. I don't really like the sale person position so I need to have a different approach and I am hoping all of you can help me out.
I would like to talk about things that are actually useful to you....... SO if anyone can provide feedback and let me know what types of questions you have or information you need I would love to have the chance to HELP!!

I will be making videos throughout the year with information that is asked for. I am not a big fan of myself in front of a camera so let the stretching begin!! This last year was pretty good but I still have times of struggle where I feel like I am missing something my client is looking for. Its usually at the beginning of our working relationship but I have not been able to pinpoint what it could be yet. I am hoping this will help me.
